Pest Control Contract RFP Template
Quarterly preventive + on-call pest contract — IPM (Integrated Pest Management) approach.
When to use this template
You manage one or more properties and want a pest control contractor on retainer for proactive prevention and reactive call-outs. IPM (integrated pest management) is now the preferred approach — fewer chemicals, more inspection and exclusion.

Scope of work
Scheduled service (4x per year): - Interior + exterior perimeter inspection. - Rodent station inspection + bait refresh. - Exterior crack-and-crevice treatment. - Common area inspection (lobby, garbage room, mechanical rooms). - Written report per visit. Reactive service (included or per-call rate): - Tenant-reported pest issues — response within [X] hours. - Treatment per pest type (cockroach, bedbug, ant, etc.). - Follow-up visits as needed. IPM principles: - Inspection-first approach. - Exclusion (sealing entry points) before chemical treatment. - Targeted, lowest-toxicity products. - Reduced-pesticide approach in tenant areas. Add-alternates: - Bedbug-specific treatment (per unit). - Wildlife removal (raccoons, squirrels, etc.). - Pre-treatment of common areas before / after tenant move-outs.
Standard requirements
- Provincial pest control licence in good standing. - $2M general liability insurance. - WSIB clearance. - Technicians trained in IPM. - Compliance with provincial cosmetic pesticide regulations. - Online customer portal with service history. - Three references for similar property types in the last 12 months.
Suggested timeline
- RFP open: 21 days.
- Award: Within 2 weeks.
- Contract term: 1- or 2-year.
Site access & logistics
Common areas + on-call unit access via PM. Tenant notification required 24 hours before in-suite work.
