Know exactly who to call when a pipe bursts at 2am

Build an after-hours vendor roster for every building: a primary and a backup for each emergency trade, 24/7 numbers, where the water, gas and electrical shut-offs are, and an emergency card your on-call staff can open on their phone. PMRFP flags the gaps before an emergency finds them.

Every emergency trade, per building

Plumbing, electrical, HVAC and heating, locksmith, restoration (water, fire, mold), glass and board-up, elevator, fire and alarm monitoring, roofing, snow and ice, pest and towing, plus your own rows.

Gaps flagged before they bite

No vendor, no backup, no phone number, not answering 24/7: each gap shows on the row, so you fix it on a Tuesday afternoon instead of at 2am.

An emergency card on every phone

Big tap-to-call buttons, shut-off locations and account numbers. Share a read-only link with your superintendent, print a page for the mechanical room door, or add every contact to a phone in one tap.

Fill gaps from the PMRFP directory

Missing a 24/7 electrician? See companies on PMRFP that serve the building's state and add one in a click, or post an RFP for an on-call contract.

How it works

  1. 1

    Add your buildings

A name and an address is enough to start. Every emergency trade is already listed.

  2. 2

    Fill in who you call

Primary and backup, the 24/7 number, account numbers and after-hours codes. The gap chips tell you what's left.

  3. 3

Hand it to your on-call team

Share the emergency card link, print it for the binder, and fill any gap from PMRFP.

Built for the night it matters

The card opens on any phone without a PMRFP account, so the person holding the on-call phone tonight has the same numbers you do. Turn a link off the day someone leaves.

Questions

Is it really free?

Yes. The roster is free for property managers, HOA and condo managers and landlords, for as many buildings as you run. We built it because the managers who use it also find trades and post RFPs on PMRFP.

Who can see my roster?

People in your company on PMRFP, and anyone you send a share link to. Share links are read-only and you can turn each one off at any time.

Do my vendors need to be on PMRFP?

No. Type in any vendor you already use. If a vendor is on PMRFP you can link their company profile; if not, you can invite them to create a free profile.

What about snow and ice?

Snow and ice is on the roster for buildings in snow states and can be switched on anywhere. Mark any trade a building doesn't need (no elevator, for example) and it stops counting as a gap.
