Scope of work

Scope of work:
- Remove and dispose of existing flooring (carpet + underpad / vinyl / etc.) on [X] floors.
- Inspect subfloor condition; report on any required repair (T&M allowance).
- Floor prep: levelling compound where needed, vacuum, primer per manufacturer spec.
- Supply and install new flooring per selected option:
  - OPTION A: commercial-grade carpet tile (specify product class).
  - OPTION B: luxury vinyl plank (LVT, 5mm+ wear layer).
- New transition strips, vinyl base.
- Daily protection of tenant doors and adjacent finishes.
- Final cleaning and walk-through.

Phasing:
- One floor at a time, weekday work hours.
- Notify residents 7 days before their floor.
- Service elevator coordination required.

Add-alternates:
- Subfloor repair beyond allowance.
- Door undercut for clearance.
- Lobby + amenity space flooring.

Standard requirements

- $2M general liability insurance.
- WSIB clearance.
- Manufacturer-trained installer for selected product.
- Three references for occupied multi-unit corridor flooring in the last 24 months.
- Plan for protecting unit door frames and tenant furniture in corridor.

Building occupied. Work weekdays 8am–5pm. Service elevator available for materials. Each floor will be partially impassable for 1 day during install — plan tenant communication accordingly.
